Real estate and land are available without restrictions to foreign buyers (expatriates & expats). However, it is required that the non-citizen purchaser receive permission prior to purchase from the Central Bank of Barbados (this is merely a formality to the home purchase process).
Vendors are responsible for the property transfer tax which is established as 10 percent of the contract price for the property.
Local Barbados financing can be available to non-citizens.
If you intend to pay for the entire purchase amount of the property with non-Barbadian funds, these monies are to be registered with the Central Bank of Barbados.
It is strongly encouraged & recommended that you retain an attorney to help facilitate the transaction. (Legal fees are typically 2% of the contract price.)
